Shovels in the ground on new Caribou Crossing development

PRINCE GEORGE — Shovels are now in the ground for the new Caribou Crossing development on Boundary Road.

The new multi-phase development project has been in the works for awhile now and Troika Management Corp., the developer behind the project, based out of Kelowna, has seen the potential in Prince George.

Troika says that the Boundary Road location is the perfect spot for the Caribou Crossing development. They say that Caribou Crossing will add over 80,000 square feet of commercial retail space. Phase One of the project is expected to have a gas station, convenience store and drive-thru restaurants or other commercial stores and built-to-suit lease opportunities.

The Caribou Crossing development has been in the works now since 2021. Once completed, it will provide another landscape to South Prince George, highlighting the expansion that has occurred in this area in recent years. While just breaking ground today, the development permit was approved in 2022 and work is expected to start soon.

“We expect the main base buildings will be up by the end of this year and ready for tenant improvements to start. So we expect that it’ll take a few more months for all the town improvements to be completed, depending on the type of tenant that comes in. So by spring next year or early summer, we should have a fully operational site.” – Rich Threlfall, VP, Development & Innovation, Troika Management Corp.

Construction of phase one is expected to be complete in the fall, and potential tenants for phase two and three of the project could include restaurants, a grocery store, a hotel and other professional services.
