Caribou Crossing development aiming for summer grand opening

PRINCE GEORGE — The first phase of Prince George’s newest commercial hub is nearing completion. Construction started on Caribou Crossing in July of 2023 and since then quite a bit of progress has been made.

“So occupancy is slated for kind of like the later part of the spring. The tenants that we do have committed are, are gearing up to start their fixturing period. So we’re aiming for a grand opening sometime in the middle part of the summer” – Jeff Kennedy, VP of Investments & Development, Troika Management Corp.

The development is located at Boundary Road and Highway 97, and the current construction happening at the site is only part of Phase 1A, and there are other phases to follow. Phase 1A will have a gas station, convenience store and drive-thru restaurants or other commercial stores and built-to-suit lease opportunities. Two confirmed tenants for the development currently are Canco Gas & Convenience and Subway, as well as a “pending national coffee user.”

The Caribou Crossing development has been in the works now since 2021. Once completed, it will provide another landscape to South Prince George, highlighting the expansion that has occurred in this area in recent years.

Potential tenants for phase two and three of the project could include restaurants, a grocery store, a hotel and other professional services.
