What does a warehouse space shortage mean for Prince George?

PRINCE GEORGE – Increasing demand has put some warehouse space and commercial real estate in limited supply in Prince George, as energy companies and large projects heading to Prince George has created a need for more of these spaces.

“There seems to be more interest in from mining companies and oil and gas, or energy companies in the last year or so. And from that, it’s putting some pressure on the warehousing and the space that’s available, so as a result, people are having to wait longer or look longer for space than perhaps they have in the past,” said Dave Fuller, a commercial real estate agent with Team Powerhouse Realty.

“Large scale warehousing is limited in Prince George. That being said, we do have a lot of industrial land available for development to meet the growth of the opportunity presents itself,” said City of Prince George Economic Development Officer Lucas Ens.

What does this mean for the City? It could potentially have an impact on more economic growth and city development if large warehouse space isn’t available, as it could possibly hinder interested parties from setting up shop in Prince George.

“If you don’t have the asset the opportunity won’t come because you don’t have the asset, but if you don’t have the opportunity, it’s also hard to build the asset for it. So it’s really a mix of finding the industry where that demand lies and making sure that there’s long term growth for the businesses local to Prince George, and the businesses that we hopefully bring in to the city to aid in supplying that demand,” Ens said.

Both Fuller and Ens say land and space is available, but it is in the smaller to moderate sizes. Fuller explained anything exceeding 10,000 square feet has been harder to find.

“Sometimes some smaller spaces are available and sometimes some mid-size. I had somebody, a mining company over the week last week, looking for 7000 square feet. So 7000 to 10,000, it’s a little bit more difficult, and larger spaces are definitely harder to find at the moment,” Fuller said.

“The lack of larger facilities can make it difficult for a larger operator to move in. But that being said, we do have ample industrial space available for development. If the opportunity presents itself, we’re ready to meet that demand,” Ens added.

Fuller believes some of the challenges are brought on by the City itself, as he believes there are steps the City could take to make more land available.

“The struggle right now is dealing with the City of Prince George in terms of development. Development timelines are extended because of the inability of the City to move in a timely manner to support developers, and also for people that are moving from one location to another, the code reviews and the costs are sometimes phenomenal that you’re not seeing in some of the other cities,” Fuller said.

A City statement says it’s aware of concerns surrounding wait times and development times, adding it is working on filling vacancies and training staff, on top of contracting inspection services, to help minimize delays. Ens adds the City is always looking into opportunities for development and growth.

“We’re doing a little bit of a deeper dive into assessing the demand that’s there. But with our strategic location and available lands, I think we’re well positioned to meet future demand and future growth,” Ens said.

“Obviously it’s important to have these larger facilities in order to fulfill the need of some of these larger companies. One of the things that we’re trying to do is work with local warehousing businesses to assess the demand and see where they could expand to meet that demand, and also looking at outside investment coming into the city to meet that demand as well,” he added.

As for the demand? Fuller says he’s certainly seen it, and while larger spaces may be harder to find, the smaller to midsized spaces could help address this.

“Prince George is a hub for mining, oil and gas. We’re also seeing construction of the hospital, so those companies are looking for places to put some of their equipment or some of their staff or some of their resources. But at the same time, there is also some smaller spaces that are available,” Fuller said.

How well this demand can be met with limited large spaces is the main question, although the City is optimistic it can meet these growth opportunities with what it has available.
