New seniors housing coming to PG

PRINCE GEORGE – The land has been cleared and prep work is underway for a new seniors housing complex on Foothills Boulevard. A total of 125 suites will occupy a six-storey complex with a variety of suites that better reflect the wants of seniors. The Three Robins model is a bit different and it targets middle-income seniors. 45 percent of British Columbian seniors are financially disadvantaged and require supportive housing.

“And the top 20 percent, they have wealth. Typically incomes of over $4,500 and months and they have choices,” explains Terry Collier with efg Architects. “But that 35 percent in the middle are above the threshold for subsidy and yet cannot afford the $3,000, plus, a month for supportive living.”

Seniors housing is in short supply in Prince George. And while the Three Robins model meets the needs of the middle-income senior, there is still a segment of the senior population that needs help.

“Seniors need housing that is affordable, based on their income, not just low income,” explains Michelle McGregor, Executive Director for the Prince George Council of Seniors. “CMHC says 30 percent of your income should be toward housing. That’s what I would say is affordability.”

McGregor says the accessibility of suites is a big one for seniors and there is typically one element of the planning that developers overlook. “One thing about housing, there should be covered parking,” says McGregor. “To have to deal with snow and rain and whatnot to get to their vehicle is quite a big barrier.”
