Vancouver woman fined $100,000 for evading tax on rental property

VANCOUVER — A Vancouver woman has received a nine-month conditional sentence after evading more than $100,000 in income taxes by pretending a home occupied by a tenant was her principal residence.

The Canada Revenue Agency says in a release that Thi Nhan Nguyen, also known as Lynn Nguyen, was sentenced Tuesday in B.C. provincial court after pleading guilty to one count of tax evasion.

Nguyen has also been fined around $104,000, the same amount she evaded in income taxes in the case.

The CRA says the case began in 2012 when Nguyen became the registered owner of the Vancouver property.

The federal agency says she then began a multi-year scheme to make it appear that the property was her principal residence despite having a tenant, using the address for correspondence and collecting mail.

The CRA says Nguyen disposed of her interest in the property in 2015 but did not disclose the sale to her tax preparer, then provided misleading information to assert the property was her primary residence during a 2017 audit.
